It’s Time for Garage Door Maintenance

A garage door allows safe, reliable, and easy access to your home. It is the most substantial moving part in most homes, and it is operated multiple times a day during all seasons. A garage door has several working parts that can wear down over time. It is essential to keep it in good shape through regular care and maintenance to ensure smooth and efficient garage door functions. INSPECT FOR UNUSUAL SIGHTS AND SOUNDS

The first thing to do is observe the garage door for any signs of visible damage or unusual sounds during operation. A well-maintained garage door operates quietly and smoothly without any jerky movement. If the garage door is louder than usual, or making rattling, grinding, or scraping sounds, it means that one or more of its parts are loose or damaged. Check the spring, pulleys, and cables for any issues. Not fixing the problem on time can lead to expensive repairs down the line.

TIGHTEN UP ALL THE HARDWARE

With constant movement, the components of the garage door become loose over time. Check the hardware for any wear or tear to ensure that everything is tightly in place. Inspect and tighten all the springs, hinges, screws, cables, nuts, rollers, and bolts to avoid potential damage and ensure smooth operation.

LUBRICATE

Regular lubrication of all the moving parts like rollers, pulleys, hinges, chain, and screws a few times every year, will eliminate loud noises and add years of operation to the system. 

CHECK THE GARAGE DOOR BALANCE

A misaligned or an off-balance garage door will make the garage door opener work harder to operate, wearing it faster and reducing its life. To check the balance, pull the release handle to disconnect the opener and manually and open the door halfway up. If the door holds its position without any assistance, it is balanced, but if it moves or slips down, the springs aren’t balanced correctly and require fixing.

CLEAN THE TRACK

Check the tracks of the garage door on both sides for debris and misalignment. Clean away all the dirt and make sure the track is straight by using a level. A dirty or misaligned track can damage the rollers and strain the garage door opener.

INSPECT THE ROLLERS

Rollers attach the garage door to the track and facilitate easy and smooth movement. Inspect them twice a year to check if any of the rollers is cracked, chipped, or warped.  Rollers should be replaced every five to seven years by a garage door service professional. 

TEST THE AUTO-REVERSE

Test the two working mechanisms (mechanical and photocell) of the garage door’s auto-reverse safety feature once or twice a year.

Some other maintenance tips include checking the weather-stripping, reviewing the lift cables, cleaning rust, washing and painting the garage door surface, insulating, and reinforcing.
